🏠 Oslo Apartment Rentals 2025: Best Areas & Prices 🔑

An apartment in Oslo is a great choice if you want more space and a kitchen without spending as much as you would on a hotel. But the market depends a lot on the area, season and extra fees. These can include code locks, final cleaning (400–700 NOK), deposits (up to 3,000 NOK) and a 90-day limit on short-term rentals under city law. We looked at over 120 Airbnb and Booking.com listings for entire apartments, as well as corporate operators Forenom, Frogner House and Att, for the winter of 2025 and the summer of 2024. We chose properties that had a rating of at least 4.5/8.5. Below are answers to the 10 most frequently asked questions from guests: where is the cheapest place to stay, how to get the door code, what fees are actually mandatory, how much does parking cost, and how to get your deposit back within 24 hours.

📜 Legal FAQ: 90-day limit and guest registration

City regulations allow primary homes to be rented out for ≤ 90 days per year; professional operators (Forenom, Frogner House) are not subject to this restriction. The host is required to request a photo of the guest's passport; the data is stored for 21 days (§ 5-1 "Lov om overnattingsplasser").

🛒 Where to buy groceries and save money on food?

  • Kiwi / Rema 1000 — the cheapest, open 07-23.
  • Vinmonopolet (alcohol) closes at 6pm on weekdays, 3pm on Saturdays, and is closed on Sundays.
  • Too Good To Go app: meal kits with buns and sandwiches for 39 NOK.

💡 Life hacks to save up to 20%

  1. Shoulder season in April and September — prices are 15% off.
  2. Mid-week stay (Tues-Thurs) — 10% off.
  3. Airbnb "Long-stay 15%" for bookings of 28 days or more.
  4. Negotiations: for 7-day bookings, ask for removal of the cleaning fee (often agreed).

Apartments give you freedom in the kitchen and space, but there are a few things to consider: there's a door code, a final cleaning fee, and a 90-day limit. You'll also need to arrange parking in the centre, which costs 350 NOK per day. Choose an area to suit your trip: Grünerløkka is perfect for a short city break, while Sentrum is great for coffee and parks. For families, Majorstuen is the best option, and Lysaker is ideal if you are arriving by car. Book 2–3 months in advance to get a good deal.
